Rent Collection & Arrears industrialises rent invoicing for property portfolios of any size. A daily cron generates account.move invoices for every active lease, classifies overdue amounts into aging buckets, triggers a configurable 7-stage dunning engine, and reconciles M-Pesa Daraja 3.0 C2B callbacks automatically — all without leaving Odoo.

Automatic Invoice Generation

Daily cron finds every active lease and posts a prorated account.move invoice for the correct billing cycle. Supports monthly, quarterly, and annual frequencies.

Mid-Month Proration

Proration uses a calendar-day algorithm (not 30/360), handling 28, 29, 30, and 31-day months correctly. The method accepted by Kenyan, Nigerian, and South African tenancy tribunals.

Arrears Aging Buckets

Unpaid invoices are classified automatically into five buckets: Current, 1–30, 31–60, 61–90, and 90+ days overdue. Dashboard colours shift from green to red as risk increases.

Automated pipeline: No Arrears → Reminder (D+5) → Formal Notice (D+15) → Notice to Vacate (D+30) → Eviction Notice (D+60) → With Legal → Resolved. Thresholds are per-company configurable.

M-Pesa C2B Reconciliation

M-Pesa Daraja 3.0 C2B callbacks are matched to the correct tenant by payment reference and phone number. Unmatched payments land in a reconciliation queue. Uses standard account.payment — no double entry.

Bad Debt Write-Off Workflow

Manager-approval flow for bad debt write-off posts the correct credit note via account.move, tags the invoice, and updates the dunning state. Full audit trail for external auditors.

Monthly Tenant Statements

Automated monthly statement cron emails a PDF ledger to every active tenant showing all invoices, payments, and outstanding balance. QWeb template is fully editable and multi-language ready.

Multi-Frequency Billing

Each lease independently configures billing frequency: monthly, quarterly, or annually. CPI and stepped rent escalation are applied automatically when computing the invoice amount.
