Rental Management for modern landlords
Run properties, leases, recurring rent invoicing, maintenance, and tenant communication from one workspace, built natively on Odoo.
Rent schedules live in spreadsheets, invoices get rebuilt by hand every cycle, and lease renewals or safety certificates lapse without warning. Tenant communication stays manual over email, and managers have no single view of what is owed across the portfolio.
A single rental workspace where active leases drive recurring rent invoices straight into Odoo Accounting, renewals and document expirations are flagged automatically, and tenants track their own lease and maintenance requests through a self-service portal.
Everything a rental manager needs
Every capability below is implemented in the module.
Property & Unit Registry
Catalogue properties with type, address, bedrooms, bathrooms, area, rent and owner, with occupancy status visible in list and kanban.
Owner & Tenant Records
Smart buttons on Contacts show each owner's properties and each tenant's leases, so property, owner and tenant data live in one place.
Lease Contract Lifecycle
Draft, activate, renew or terminate leases with configurable rent, deposit and invoicing frequency, tracked through a clear status bar.
Automated & Batch Rent Invoicing
A daily scheduled action generates the next rent invoice for every active lease, and managers can also select due contracts and batch-invoice them in one action.
Native Accounting Integration
Rent invoices are ordinary Odoo customer invoices linked back to the lease, so they flow straight into Accounting with no separate ledger.
Maintenance Request Tracking
Log tenant maintenance requests with priority, and track them from New through In Progress to Done on a kanban board grouped by status.
Document & Certificate Expiry Alerts
Store lease documents and compliance certificates with an expiry date; a daily check flags Valid, Expiring Soon and Expired automatically and schedules a reminder activity.
Lease Renewal Reminders
A daily scheduled action flags leases approaching their end date and schedules a renewal activity for the responsible user, once per lease.
Tenant Self-Service Portal
Tenants log in to see their own leases and rent invoices and submit maintenance requests, without an email back-and-forth.
How it works
Register Properties
Add properties, owners and tenants to build the portfolio.
Create & Activate Leases
Set rent, deposit and invoicing frequency, then activate the lease.
Rent Invoices Flow Automatically

Track Maintenance & Renewals
Maintenance requests, document expiry and lease renewals are flagged automatically.

Frequently asked
Does it create real accounting invoices?
Yes. Rent invoices are standard Odoo customer invoices linked to the lease, so taxes, payments and reporting work exactly as they do elsewhere in Accounting.
How do rent invoices get generated?
A daily scheduled action generates the next invoice for every active lease that is due, based on its monthly, quarterly or yearly frequency. Managers can also select any due leases and batch-invoice them manually.
Can tenants access their own lease and invoices?
Yes. Through the Odoo portal each tenant can view their own leases and rent invoices and submit maintenance requests. Access rules keep every tenant limited to their own records.
How are lease renewals and document expirations handled?
Daily scheduled actions flag leases approaching their end date and documents nearing their expiry date, scheduling a reminder activity for the responsible user once per lease or document.
