Mobile-first portal for your tenants — lease summary, rent payments via M-Pesa, maintenance requests, and WhatsApp notifications. Deliberately minimal so tenants get in, do one thing, and leave.

Tenant Portal extends Odoo’s portal.mixin to deliver a clean, tenant-facing layer of the Grevlin Property Suite. Tenants view their lease, download rent statements, pay via M-Pesa STK Push, submit maintenance requests with photos, and receive WhatsApp reminders — all from a phone on 3G. Property managers get fewer support calls; tenants get fewer missed payments.

Lease Summary Portal

Tenants see their unit, lease term, current rent, next escalation date, deposit held, and days-remaining countdown. One-click download of the signed lease PDF — access is auth-gated by record rules so no cross-tenant data ever leaks.

Rent Statement

24-month ledger with every invoice and payment clearly labeled. Outstanding balance is shown prominently; a Pay Now button takes the tenant straight to the M-Pesa flow. Statement PDF download backed by the suite’s report engine.

M-Pesa STK Push

One tap initiates an STK Push to the tenant’s registered Safaricom number. The portal polls for confirmation every 5 seconds (max 60 s) and shows a success animation when paid. Payment is auto-reconciled to the invoice — no copy-paste of transaction codes, no manual matching.

Maintenance Self-Service

Submit requests with title, category, priority, description, and photos captured directly from the phone camera. Track status in real time. Confirm job completion with a single tap — the sign-off posts a completion note on the backend request.

WhatsApp Notifications

Four pre-approved WhatsApp Business API templates: rent reminder (D−3), payment confirmation, maintenance status update, and lease expiry alert (D−30). Automatic fallback to email if delivery fails. Property managers can toggle notifications per tenant.

Quiet Hours

Configurable do-not-disturb window per tenant (default 21:00–07:00). Notifications scheduled outside the window are queued and retried by an hourly cron job once the quiet period ends. Tenants set their own hours from the profile page.

Multi-Language Support

Full UI translations for English, French, Swahili, and Portuguese — the working languages of East and Central African markets. Tenants switch language from their profile page; preference is persisted per-partner. WhatsApp templates respect the tenant’s language setting.

Mobile-First Design

Tested at 360 px minimum width. Touch targets ≥ 44×44 px. Single-column forms with full-width submit buttons. Page weight ≤ 200 KB (HTML+CSS) excluding photos. Native camera capture (capture="environment") for maintenance photos.

🔒 Security: All routes require auth='user'. Record rules inherited from the base, lease, rent, and maintenance modules enforce tenant isolation — a tenant can never read another tenant’s data via the ORM or via portal URLs.
