Construction Retention Management gives quantity surveyors and project accountants a single, audit-proof place to track every retention deduction, bond substitution, and staged release — from the first IPC to final DLP clearance. It plugs directly into your Construction Contract module and follows the FIDIC back-to-back cash flow model.

Append-Only Ledger

Every retention event (deduction, release, bond substitution, forfeiture) is recorded as an immutable entry. The running balance is always computed from entries — never stored directly — making it fully audit-proof.

Two-Stage Release Workflow

Stage 1 (PCC) and Stage 2 (DLP end) releases follow a full approval chain: Draft → Requested → Engineer Certified → Employer Approved → Posted. Each step generates journal entries automatically.

Retention Bond Lifecycle

Track bank guarantees through Draft → Submitted → Accepted → Active states. Activating a bond releases equivalent cash retention back to the contractor. Expiry reversions re-accumulate cash retention automatically.

DLP Defect Tracking

Record and track defects raised during the Defects Liability Period. Stage-2 retention release is automatically blocked until all open defects are rectified — enforcing FIDIC clause 11 obligations at the system level.

Smart Cron Automation

Daily cron jobs handle bond expiry alerts (60-day and 30-day warnings), auto-expire bonds past the grace period, and auto-create Stage-2 releases when DLP ends and defects are cleared.

Live OWL dashboard gives a full picture at a glance: active ledgers, pending releases, active bonds, bonds expiring within 30 days, and open DLP defects — all clickable for instant drill-down.
