Complete condominium management under Colombia Law 675 of 2001

Purpose-built for Colombian condominiums (Propiedad Horizontal). This module is a native Odoo application written entirely in Python and XML, specifically designed to comply with Colombia Law 675 of 2001. It provides dedicated models for PQRS with legal response times, owners assemblies with quorum and voting control, clearance certificates (Paz y Salvo), and automatic co-ownership coefficient calculation — features unique to Colombian property law that are not available in any other Odoo module.

Works with Odoo Community and Enterprise. No Studio or Enterprise-only dependencies required.

Colombian Law 675 Compliance

This module is designed specifically for Colombian condominiums (propiedad horizontal) and implements key requirements from Law 675 of 2001:

  • Co-ownership coefficients (Art. 26): participation index for common areas
  • Reserve fund: minimum 1% contribution as required by law
  • Assembly quorum: first and second call rules with coefficient-based voting
  • PQRS response times: legal deadlines for petitions, complaints, and claims
  • Clearance certificates: paz y salvo issuance for property transactions

Smart Coefficient Calculation

Automatically calculate co-ownership coefficients based on private area and floor number. Lower floors get a smaller coefficient (pay less). The system ensures the total always sums to 100%, with intelligent redistribution of any remainder among auto-calculated units.

One-Click Mass Generation

Enter the monthly budget, click Generate, and billing statements plus invoices are created for all eligible units in seconds. The wizard shows a real-time preview of the estimated total and warns about units without coefficients.
