Getting Started
Set up your real estate office in minutes with these simple steps.
Install Module
Install WT Real Estate from Apps. Dependencies (Mail, HR, Account, Base Setup) install automatically.
Configure Types & Stages
Go to Real Estate → Configuration. Review the 8 default property types, 6 pipeline stages and 17 amenities â customise as needed.
Add Properties
Go to Real Estate → Properties. Create listings with photos, pricing, area (Marla/Kanal/Sqft), location and amenities.
Start the Deal Pipeline
Create inquiries from the CRM, convert to a transaction, record payments on a schedule, generate a contract and print the agreement PDF.

How to Use â Step by Step
Complete guide to running your real estate office from scratch.
Install the Module
Go to Apps, search for WT Real Estate and click Install. All required dependencies (Mail, HR, Accounting, Base Setup) install automatically.
Assign User Access Rights
Go to Settings → Users & Companies → Users. Open each user and under Real Estate assign one of: Receptionist, Agent / Broker, or Manager. Managers have full access including settings and commissions. Agents manage their own properties and deals. Receptionists can view and create inquiries.
Configure Types, Stages & Amenities
Go to Real Estate → Configuration. Review and customise the built-in Property Types (House, Flat, Plot, Commercial, etc.), Property Stages (Available, Reserved, Under Contract, Sold, Rented, Withdrawn) and Amenities (Parking, Generator, Gas, Garden, Security, CCTV, Pool, Solar, etc.). Add or rename entries to match your market.
Add Property Listings
Go to Real Estate → Properties → All Properties. Click New to create a listing. Fill in the title, type, purpose (Sale/Rent/Lease), assign an agent and owner, set the price, area size and unit (Marla, Kanal, Sqft or Sqm). Add amenities, upload photos in the Photos tab and optionally set GPS coordinates for map integration. The system auto-generates a reference number (PROP/YEAR/XXXX).
Create & Manage Inquiries
Go to Real Estate → CRM → All Inquiries or use the Pipeline kanban view. Create a new inquiry, select the customer, property of interest, inquiry type (Buy/Rent/Sell/Lease) and record their budget range. Assign the inquiry to an agent and track follow-up dates. Move through states: New â Assigned â In Progress â Won / Lost. From any property form, click the Record Offer button to launch the quick offer wizard.
Start a Transaction & Record Payments
Go to Real Estate → Transactions. Create a transaction linked to a property, buyer, seller and agent. Set the agreed price and commission rate. Move through stages: Draft â Negotiation â Token Paid â Agreement Signed â Completed. Under the Payment Schedule tab add installments, token, rent collections and the final payment. Mark each entry paid as money is received. Outstanding balance is computed automatically.
Generate & Print Contract
From any transaction form, click Generate Contract. The system creates a contract record pre-filled with property details, parties and agreed amount. Open the contract, type or paste the full legal terms in the rich HTML editor. Attach supporting documents (title deed, NOC, etc.) under the Documents tab. Click Print Contract to download the formatted PDF agreement with signature blocks.
Set Up Commission Rules
Go to Real Estate → Finance → Commission Rules. Create rules for each agent (or leave agent blank for a global rule). Choose Percentage or Fixed commission type, set the rate, and optionally set a minimum deal amount. Applies-to can be Sale, Rent or Both. Commission amounts are computed automatically on each transaction.
Module Settings
Go to Real Estate → Configuration → Settings (or the general Odoo Settings page under the Real Estate app block). Configure the default area unit (Marla/Kanal/Sqft/Sqm), default commission percentage, auto-assign inquiry to property agent, and Google Maps API key for map embedding.
