A kanban board groups units by live status — available, reserved, occupied, or under maintenance — so you always know what can be marketed or booked.
Lease Lifecycle
Take each rental from draft to running, renewed, expired, or terminated. Confirming a lease occupies the unit; terminating it frees the unit again.
Automated Rent Invoicing
Each lease carries its own billing terms and next invoice date. A daily scheduled action generates rent invoices as they fall due, using native Odoo Accounting.
Outstanding & Renewal Alerts
Every lease shows outstanding balance and days to expiry, with dedicated filters. A daily action raises activities for leases expiring within thirty days.
Sales & Commissions
Reserve and close property sale contracts. Closing a deal generates the customer invoice and computes the broker or agent commission automatically.
Property-First Lead Pipeline
A kanban pipeline moves enquiries from new to won, matches leads to available units by type and budget, and converts a qualified lead straight into a draft lease.
Maintenance & Certificates
Log, assign, and resolve maintenance requests with photos, and track safety certificates whose status shifts to expiring or expired as their dates approach.
Tenant Portal
Tenants sign in to the Odoo portal to view their own leases and invoices and submit maintenance requests, with access rules keeping each tenant to their own records.

Frequently asked
How is monthly rent invoiced?
Each running lease carries its billing frequency and a next invoice date. A daily scheduled action creates standard Odoo customer invoices as they fall due, and you can also raise one on demand from the lease.
Will I be warned before leases and certificates expire?
Yes. Leases show days to expiry with an Expiring Soon filter, and a daily action raises activities for those nearing their end date. Certificates automatically shift to expiring or expired based on their dates.
Does it use standard Odoo Accounting?
Yes. Rent and sale invoices are ordinary Odoo customer invoices, so taxes, payments, and reporting behave exactly as they do across the rest of Accounting.
Can tenants access their own information?
Yes. Through the Odoo portal, tenants view their own leases and invoices and can submit maintenance requests. Access rules keep every tenant limited to their own records.
