Property Rental Management Odoo App runs an entire short-stay
operation inside Odoo. Build the catalogue of villas, homestays, holiday
homes and vacation rentals, publish them on your website, and let guests
search by destination, stay dates, guest count, price range and amenities
such as swimming pool, WiFi or parking. Visitors book the stay instantly
or submit an inquiry that lands as a CRM lead, with no manual data entry.
Bookings can also start from a CRM lead or a sales order. The booking
record validates check-in and check-out against existing reservations so
there is no chance of a double booking, auto-computes stay charges by
number of nights, and lets the team attach extra services like airport
pickup, housekeeping, breakfast or guided tours. On confirmation, a guest
folio is generated to collect every charge, and the customer invoice is a
single click away with taxes and payment recording.
After checkout, guests get an automated review request. The built-in
review system carries 5-star ratings, photo uploads, verified-stay badges,
a moderation workflow (Approve, Reject, Flag) and host responses. Two
dashboards (Booking and Analytics) plus a Booking History wizard with PDF
and Excel export give the team real-time read on occupancy, revenue,
top-rated properties and pending actions. Built for homestay owners,
villa rental companies, vacation rental managers and hospitality
businesses that want one workflow for sales, finance and customer
self-service.

Filter the Property List
The listing page carries a Filters sidebar with property type, price range, bedrooms, guest count and amenities checkboxes. Each card shows photo, name, location, rating and price.
Property Detail and Booking
Each property opens to a detail page with image gallery, description, amenities, optional add-on services, nearby places and a booking sidebar with dates, guests, Book Now and Submit Inquiry buttons.
Order Summary and Payment
After Book Now, the checkout shows the order summary with subtotal, taxes and total, a discount code field and the configured payment provider button.
Payment Confirmed and Sale Order
The Thank You page shows the new order reference (for example S00063), confirms the payment processed and offers a Print button. The same sale order now exists in the back office.
Inquiry Submitted and CRM Lead
If the visitor uses Submit Inquiry instead, an Inquiry Submitted page returns a reference number (for example REF/0005) and a CRM lead lands in the back office ready for follow-up.
Property Booking Portal
A dedicated online portal where customers can explore available
properties, view detailed information, and submit booking inquiries
directly through the website.

Booking Card in My Account
When a guest signs into the portal, the My Account page adds a Booking card alongside Orders, Invoices, Payment methods, Addresses and Connection & Security.
Tenant Booking List
The booking list shows every stay the guest holds with status, property, owner, tenant, booking date, arrival and departure. Sort by number, filter and group by status are all on top.
Booking Detail with Charges
Each booking opens to a detail page with property, type, dates, owner and Services table (service name, quantity, charge). Property Charge, Service Charge and Tax roll up to Total Amount with Taxes.
Pick Extra Services
Click Add on the booking and a Select Services modal lists every available service (Daily Breakfast, Personal Chef and more) with price. Click Add on each, then Submit to attach them to the booking.
Extra Services on Booking
The chosen services appear in an Extra Services section with image, name, quantity and charge, and the Extra Service Charge totals at the bottom of the booking.
Rate Your Stay
A Rate Stay button opens a modal where the guest picks a 1 to 5 star rating, types a title and review, then submits. The review goes to moderation before publication.
Review Visible on Booking
Once approved, the guest's review appears on the booking detail page with star count and review text, replacing the Rate Stay button.
Booking Dashboard
An interactive Booking Dashboard that provides a clear overview of
property bookings, availability status, and booking activities in
real time.

Property Booking Calendar
The Booking Dashboard greets the user, then lays out a month calendar grid with one row per property and one column per day. Cells show NB (No Booking) or BO (Booking) with pink highlights for booked days. Property, Type, Month and Year filters sit on top, a Print button on the right, and the bookings list below opens any booking with a View button.
Analytics Dashboard
A comprehensive Analytics Dashboard that displays key insights such
as booking trends, property performance, occupancy rates, and
revenue analytics.

KPIs, Revenue Trend and Booking Status
The Rental Analytics Dashboard stacks four KPI tiles (Total Revenue, Active Bookings, Occupancy Rate, Overall Rating) with a Pending Actions alert (draft bookings, bookings ending soon). A Revenue Trend chart compares this year and last year, while a Booking Status doughnut splits Draft, Confirmed, Closed and Cancelled. A Refresh button reloads the dashboard.
Occupancy, Ratings, Top Properties & Recents
Further down, a Property Occupancy bar chart and an Average Ratings by Property bar chart sit side by side. Top Properties ranks revenue and booking count; Recent Bookings and Recent Reviews keep the team on top of fresh activity.
Property Integration with Leads
The system seamlessly integrates properties with the CRM lead
management process, allowing inquiries to be converted into leads
and later into confirmed bookings.

Inquiry as a CRM Lead
Every website inquiry lands as a CRM lead (for example REF/0005). The Booking Details tab on the lead carries the chosen property, arrival date and departure date, with Convert to Opportunity ready when the team wants to qualify.
Opportunity with Create Booking
Once qualified, the opportunity carries a Create Booking button alongside the standard CRM workflow (New, Qualified, Proposition, Won). One click turns the lead into a confirmed booking.
Double-Booking Guard
If the chosen property is already booked for the requested dates, a Validation Error stops the booking with the message "Sorry! This property is not available for the selected dates."
Booking Linked to Lead
Once the booking is created, a Booking smart button at the top of the opportunity opens the linked booking record, so every inquiry stays traceable.
Rental Booking Workflow
A structured Rental Booking Flow that manages the entire process
from inquiry and sales order creation to booking confirmation.

Booking with Service Lines

Confirm and Create Sale Order
Once confirmed, the workflow ribbon shifts to Confirmed and exposes Create Sale Order, Close and Cancel. Folio and Review smart buttons appear at the top, ready to open as soon as they exist.
Booking Confirmation Email
On confirmation, the guest receives a branded email with property, stay dates, the booking reference and a Booking Summary block showing total with taxes and amount due.
Sale Order from Booking
The generated sale order carries the property line plus every service as separate Order Lines with quantity, unit price and tax. A Booking smart button at the top of the order links straight back to the source booking.
Folio Management
Once a booking is confirmed, a Folio is automatically generated,
enabling users to manage booking-related services, charges,
invoices, and payments.

Folio Auto-Created from Booking
On booking confirmation, a Folio record (for example Folio/0017) is created automatically with property, tenant, dates, mobile and a Service Lines table. Booking smart button at the top opens the originating booking; Confirm advances the folio.
Confirm Folio and Create Invoice
Once Confirm is clicked, the folio ribbon moves to Confirm and Create Invoice appears, ready to raise the customer invoice for property charges and extra services in a single click.
After creating the invoice, an Invoice smart button appears next to the Booking smart button and the Invoice field shows Draft Invoice with a direct link.
Payment Guard Before Done
If the team tries to mark the folio as Done while the linked invoice is unpaid, an Invalid Operation popup blocks the action with the message "The linked invoice is not fully paid. Please register full payment before marking as Done."

Customers can provide reviews and feedback for properties, helping
businesses monitor customer satisfaction and improve service
quality.

Every property gets a Reviews tab that shows the average rating, total review count and a 1 to 5 star distribution bar. A Reviews smart button at the top opens the same list, and the table below carries reviewer, rating, title, date, verified-stay tick, status and owner response.
Review Detail and Workflow
The review record holds title, property, reviewer, linked booking, star rating, dates, status (Pending Review, Approved, Rejected), verified-stay and published toggles, and a Review Content block. A VERIFIED STAY ribbon shows when the reviewer's booking is confirmed.
Review Moderation Queue
A dedicated Review Moderation list groups every review with property, reviewer, rating, title, date, verified-stay flag, helpful-vote count and status badge so the moderator works through them in one screen.
Flagged Reviews
Flagged Reviews is a separate list dedicated to reviews marked for attention because they may contain inappropriate, fake or suspicious content.
Reports & Analysis
The system offers multiple reports and analytical tools for tracking
booking history, property performance, and overall rental activity.

Reporting > Booking Analysis opens a pivot of every booking by tenant, month and stage (Closed, Confirmed, Draft) with count and check-in / check-out time measures.

Switch to the chart toggle and the same data renders as a pie split by booking month, so the team sees the distribution of bookings across the period.
Property Booking History Menu
Reporting > Property Booking History opens the booking history wizard for a date-bound export by property.

Pick a start date, end date and property. Print PDF or Print Excel exports every booking inside the date range with all the columns the team needs.
History PDF
The printed PDF carries the company header, date range, property name and a table with tenant, booking date, arrival, departure, total amount and status (Confirmed or Draft).
History Excel Export
The same data also exports straight to Excel so the team can sort, pivot or share the booking history in a spreadsheet tool.
Review Analysis
Reporting > Review Analysis opens a pivot of Total Reviews, Average Rating and Verified Stays per period, so the team measures how guest sentiment trends month by month.
Property Setup
Administrators can easily create and manage property records,
including property details, pricing, availability, and other
important information.

The Brochure tab attaches the marketing brochure image so it shows on the website tile, the detail page and any printed report.
Documents
The Document tab holds every supporting file on the property (Property Tax Receipts, Approved Building Plans, Encumbrance Certificates) with name and size per row.
Add-on Services
The Services tab attaches add-on services available for this property (Daily Breakfast, Personal Chef and more) as cards, with an Add Services button to extend the offer.
Area Measurement
The Area Measurement tab lists each room with length, width and height; Carpet Area totals at the bottom so the listing carries accurate sizing.
Amenities
The Amenities tab attaches reusable amenity tiles (Parking, 24x7 Water, 24x7 Power, Children Park and more) so the same set displays on the website detail page.
Nearby Connectivity
The Nearby Connectivity tab lists landmarks within easy reach (Highway, Fuel Station and more), giving visitors a quick read on the property's location advantage.
Reviews on Property
The Reviews tab on each property shows the average rating, total review count, a star distribution bar and a list of every review with reviewer, rating, title, date, verified-stay tick and status.
Configuration
The system allows configuration of key property-related settings
such as Amenities, Cities, Property Types (Flats/Properties), Nearby
Connectivity, and Additional Services, ensuring flexible and
organized property management.

Open any amenity record to update its name and image, keeping the catalogue uniform across all property listings on the portal.
Nearby Connectivity
Maintain a catalogue of nearby landmarks such as Airport, Bus Stop, Railway Station, Highway, Hospital, School, Mall, Park, and Restaurant to help tenants gauge accessibility at a glance.
Edit any connectivity entry to refresh its name and image, keeping every property's location context accurate and visual.
Property Type Catalogue
Define property types like Apartment, Villa, Bungalow, Penthouse, Studio, and Farmhouse with a recognizable icon and live count so the booking flow stays organised by category.
Cities Master
Maintain the list of operating cities such as Ahmedabad, Rajkot, Surat, and Baroda so every property is bound to a clean location reference visible on the front-end.
Flat Configurations
Manage flat layouts (2 BHK, 3 BHK, 4 BHK, 5 BHK) as reusable options so each apartment or villa can be tagged with the right room count during creation.
