Property Management in Odoo
Property Management Odoo App runs an entire real estate operation
inside Odoo. Configure parent properties and auto-generate their floors and
units for towers, classify each property as residential, commercial,
industrial or land, attach amenities, nearby connectivity, parking spaces,
land titles, facing direction and area details, then publish the catalogue
on your website for prospects to browse and enquire.
On the back office, every inquiry can become a booking for sale or a
tenancy for rent. A booking walks through Draft, Confirmed and Cancel
with a single workflow ribbon, generates the customer invoice from a
configurable product, prints the agreement PDF and tracks the agent
commission as a fixed amount or a percentage of the price. A tenancy
auto-creates a rent schedule with advance rent plus monthly installments,
highlights due dates on a calendar, sends rent reminder mails on the
configured cadence, and lets the team raise maintenance invoices straight
from the tenancy.
Agreements come with their own expiry workflow, renewal and email
reminders. Dedicated dashboards cover property analytics and booking
analytics; portal access lets owners, tenants and agents see their own
records, raise maintenance requests, view rent schedules and download

Property Home Page
The home page opens with a Find Your Dream Property hero and search bar, then lays out Featured Properties, Browse By Property Type cards (Residential, Commercial, Industrial, Land), Properties for Sale and Properties for Rent sections, and a Why Choose Us strip at the bottom.
Buy or Rent Search
Visitors switch between Buy and Rent tabs on the hero, pick a city, a property type and an optional keyword, and hit Search to jump to a filtered listing page.
Filtered Property Listing
All Properties page lists matching results with active filter pills for property type, purpose, city and industrial type. Each card shows the photo, badge (For Sale or For Rent), price and city.
Refine and Sort Results
Use the Purpose dropdown (All, Buy, Rent) and Sort by (Newest First, Oldest First, Price Low to High, Price High to Low) to narrow the catalogue further.
Property Detail Page
Each property opens to a detail page with hero image, address, price, sticky tabs (Overview, Amenities, Specifications, Location, Price) and a Contact Seller button at the top right.
Overview, Amenities and Contact Seller
The detail page lists property type, purpose, built year, property age, amenities (24x7 Security, CCTV Surveillance, Parking and more), specifications, area and facing. A Contact Seller form on the right captures name, email, phone and message, with a Get Contact Details button and social share icons.
Further down, Room-wise Area, Location and Nearby (Bus Stop, Fuel Station, Hospital, School, Park), a Price Breakup with monthly rent and security deposit, and a Downloads block where the visitor can view or download the attached agreement.
Request Submitted
After submitting the contact form, the visitor sees a Thank You page with their reference number (for example REF/0003) and a note that the team will get back to them shortly.
Inquiry in Back Office
Every submitted request lands in the Inquiry menu as a lead with reference number, opportunity name, contact, email, salesperson, expected revenue and stage, plus quick Email and SMS buttons on every row.
Booking Dashboard
The Booking Dashboard offers an interactive, centralized view to
effectively manage all your property reservations. It allows
property managers to instantly assess booking availability, status,
and duration from a unified interface.

Booking Dashboard Overview
The Booking Dashboard greets the user, then lists every main property with all its sub-properties as a grid of cells. Booked cells are highlighted in pink (BO) and unbooked stay grey (NB), with a Print button on the top-right.
Filter by Rent or Sell
The Property filter switches the grid between All Property, Rent or Sell so the team focuses on the properties they actually need to see.
Filter by Owner
Pick a specific owner from the Owner dropdown and the grid narrows to only that owner's properties (for example Lumber Inc).
Filter by Booking State
The Booking dropdown (All Booking, Booking, Unbooking) isolates just the booked cells when needed, useful for spotting occupied versus available stock at a glance.
Filter by Main Property
Zoom into a single tower or building (for example Vintage Flats) using the Main Property filter to see every sub-property cell underneath it.
Filter by Sub Property
Pick one specific unit from the Sub Property dropdown (for example Amazon Warehouse - T1 - P1) and the grid isolates just that unit and its booking state.
Full Booking Grid
Cleared of filters, the dashboard shows every main property and every sub-property cell across the portfolio, with owners and booking status visible in one scroll.
Analytics Dashboard
The Analytics Dashboard provides a comprehensive and highly visual
overview of operations across your property portfolio. It highlights
key metrics and trends in real-time, enabling property managers to
make data-driven decisions that enhance profitability.

Property Dashboard
The Analytics Dashboard greets the user and stacks Owner, Customer, Property, Recidency and Date filters across the top. KPI tiles cover All Property, Total Lead and Opportunity, Total Owner and Tenancy, Booked Property (Rented, Salleble, All Booking) and All Payment (Due, Done, Total Payment). A Print button on the top right prints the full dashboard.
Lead Source & Booking Charts
A Lead Source bar chart shows where leads come from (Search engine, Lead Recall, Newsletter, Facebook) next to a Booking Deal Month Wise pie chart. Each chart has a download button to save it as a PNG, and clicking a slice drills into the matching records.
Property Type & Payment Charts
A Property Type chart breaks the portfolio by residential, commercial, industrial and land alongside an All Payment doughnut chart (draft vs posted). Each card has a Chart Type selector with Bar, Line, Pie and Doughnut options so managers pick the visualisation that suits them.
Upcoming Opportunity & Rent Pending
Two live tables sit side by side. Upcoming Opportunity shows name, customer, phone and date, while Rent Pending lists number, property, tenancy, amount and due date. A View button on every row jumps straight into the record.

Portal Management
Portal Management provides dedicated, self-service portals tailored
for tenants, owners, and agents. Users can easily access, review,
and print their property details, associated contracts, and relevant
documentation whenever needed directly through the web portal.

Tenant My Account
When a tenant logs in, the My Account page shows Sales Orders, Your Invoices, Addresses, Connection and Security cards alongside a dedicated Tenant Property card that opens their leased properties.

The portal lists every tenancy linked to the logged-in tenant with reference, property, type, owner, confirmation date and state badge. Confirmation, Filter By and Group By dropdowns sit on top for quick sorting.
Tenant Property Detail
A tenancy detail page in the portal shows property type, property, owner, tenant, dates, tenancy details (rent type, monthly rent, deposit payment, agent, start date, duration, end date) and the rent schedule with payment status. Download and Print buttons sit at the top.
Owner My Account
When an owner logs in, the My Account page exposes an Owner Property card alongside the standard portal cards, opening the full list of properties they own.
Owner Property Detail
Each owner property opens to a detail page with name, property type, parent property, owner, condition, address, property purpose, construct year, age, selling price, plus other details (residential type, bedrooms, bathrooms, parking, alarm). Download and Print buttons let the owner pull a PDF anytime.
Agent My Account
When a travel agent logs in, the My Account page adds an Agent Commission Property card so the agent can see and download every property they earned a commission on.
Agent Commission List
The agent's commission list shows reference, property, property price, commission type (Fixed or Percentage), commission amount and state (Draft or Done). Sort By and Group By controls help organise the list.
Lead Integration
Lead Integration effortlessly links property inquiries with your CRM
or sales pipeline, ensuring that every opportunity is captured and
tracked. This seamless workflow connects prospects to available
properties quickly, preventing customer drop-off.

Website Inquiry Submitted

Every website inquiry lands in the Inquiry menu with reference number, opportunity name, contact, email, salesperson, expected revenue and stage, ready for the sales team to qualify and convert.
Book Property from Lead
The lead record adds a Book Property button at the top. One click generates the booking and a Booking smart button appears on the lead, so the inquiry stays linked to its booking from then on.
Property Booking Workflow
The Property Booking Workflow simplifies the end-to-end process of
selecting and reserving properties for lease or purchase. Property
managers and agents can view available properties, rapidly load the
specifics, and draft precise booking commitments directly into the
system.

Book Property Menu
The Sell Property menu exposes Book Property and Bookings entries. Book Property opens the booking request wizard so the team can reserve a property without leaving the inquiry pipeline.
Book Property Wizard
The Book Property wizard captures the property type, sub type, furnishing, minimum and maximum budget, total size and status. Click Load Properties to list every matching property, tick Select Property on the right row, then Make Booking Request to create the booking.
Bookings List
All booking requests live in the Bookings list with number, property, booked by, customer, booking date, ask price, confirmation date and status (New or Confirmed).
Dynamic Tower Configuration
The Dynamic Tower Configuration lets property managers
automatically generate complete building hierarchies with a few
clicks. Utilizing intuitive setup forms, you can rapidly model
multi-story towers and distribute sub-properties consistently across
every floor.

Define Towers on a Parent Property
On the parent property, tick Tower and Generate Dynamical Tower, then add the tower tags (for example A-block, B-block, C-block). The Generate Tower button sits at the top, ready to build the structure.
Tower and Floor Plan
Generate Tower fills the Tower Details tab with every floor on every block (for example A-block Floor 1 with 3 units, Floor 2 with 2 units, B-block Floor 3 with 2 units). Click Generate Sub Properties to turn each unit into its own sub-property record.
Sub-Properties Generated
A Property smart button at the top of the parent counts every generated sub-property (24 in this example). Click it to open the list.
The Sub-Property list shows every unit individually (PROP/0052 to PROP/0075) named after the tower, floor and unit (for example Amazon Warehouse - A-block - F1 - U1) with status, monthly rent, owner, tenant and total size columns.
Commission Workflow
The Commission Workflow streamlines the way broker and agent
remunerations are computed and paid. By automatically linking closed
property transactions or leases to defined commission rules,
managers can reliably calculate and issue accurate vendor bills on
schedule.

Create Commission from Tenancy
On a running tenancy, the Create Commission button at the top opens the commission record. An Agent Commission smart button keeps the count visible so the team always sees how many commissions are linked to the tenancy.

Each commission shows agent, rent or sell property, property price, commission type (Fixed or Percentage) and the calculated amount. Click Create Agent Commission Bill to raise a vendor bill payable to the agent.
Bill Linked to Commission
Once generated, a Bill smart button appears at the top of the commission record so the user opens the linked vendor bill in one click.
Tenant Workflow
The Tenant Workflow comprehensively coordinates all interactions
throughout a tenant's lease tenure. Manage everything accurately
from contract initiation and automated rent schedule generation to
effortless tracking of deposits and ongoing rent collections.

Tenancy Kanban
The Tenancy menu opens a kanban of every active and confirmed tenancy with property, tenant and monthly rent on each card. A status sidebar groups them as All, Confirm or Running.
Generate Rent Schedule
A confirmed tenancy record holds property, owner, tenant, dates, rent type, monthly rent, security deposit, duration and agent. Click Generate Rent Schedule to build the full payment timeline based on these values.
Rent Schedule & Deposit Receipt
The Rent Schedule tab lists every installment with name, due date, rent amount, status and payment reference. Receive Deposit raises a deposit payment, then each line carries Receive Rent and Payment by deposit amount actions so the team can settle dues against the deposit when needed.
Deposit Balance Guard
If the team tries to settle a rent line with Payment by deposit amount when the deposit balance is too low, a Validation Error pops up with the message "You have insufficient deposit amount" so nothing slips through.
Agreement Workflow
The Agreement Workflow meticulously manages document generation and
lifespan tracking for all your leased or sold properties. You can
convert verified bookings into official digital
agreements, while automated alerts ensure that upcoming expiry dates
are never overlooked.

Generate Sell Agreement from Booking
A confirmed sale booking carries a Generate Sell Agreement button. One click drafts the agreement and adds an Agreement smart button at the top so the link stays visible from the booking record.
Sell Agreement List
The Agreements menu splits into Rent Agreement and Sell Agreement. The Sell Agreement list shows number, tenant or contact, property, agreement type, date, expiry date, expiry days countdown and status (Draft, Running, Cancelled or Expired) with a sidebar to filter by status.
Expiry Reminder Email
A scheduled task sends an advance email reminder ("Agreement is going to be Expire") to the manager, with a View Agreement button so they can renew in one click. The number of advance days is set in configuration.
Same Day Expiry Email
On the actual expiry date, a second email arrives ("Agreement has been Expired"), with View Agreement again so the team can move straight to renewal or close-out.
Rent Agreement Feature
Generate Rent Agreement Button
A running tenancy carries Generate Rent Agreement, Generate Maintenance Invoice, Close and Create Commission buttons at the top, with smart buttons for any agreement or maintenance invoice already linked to the record.
Rent Agreement Wizard
The Generate Rent Agreement wizard pre-fills tenant, property, owner, monthly rent, agreement date, duration and expiry date. Pick a saved Agreement Template (for example Property Agreement) and the body populates with reusable clauses. Click Generate to create the agreement record.
Agreement & Maintenance Invoice Linked
After generation, an Agreement smart button and a Maintenance Invoice smart button both appear at the top of the tenancy. The team opens either record directly without leaving the tenancy.
Maintenance Workflow
The Maintenance Workflow offers an integrated channel for resolving
facility issues securely linked to specific tenancies. Handle tenant
maintenance requests efficiently by dispatching resources and
intuitively issuing subsequent repair invoices.

Maintenance Lines on Tenancy
The Maintenance tab on a running tenancy lists every maintenance type (Lift Service, Monthly Fixed and so on) with its amount. Generate Maintenance Invoice at the top opens the invoice wizard.
Maintenance Invoice Wizard
The wizard lists every maintenance line with a Generate Invoice checkbox per row, so the user picks which charges to bill. Click Generate Invoice to create the customer invoice linked back to the tenancy.
Customer Payments Menu
A dedicated Payments menu lists every customer payment (rent and maintenance) with date, number, journal, payment method, customer, amount and status (Posted or Draft).
Reports & Analytics
The Reports & Analytics functionality compiles your critical real
estate data into actionable business intelligence. Generate in-depth
PDFs and insightful historical charts covering lease progress, due
rent anomalies, and detailed portfolio analyses to support strategic

On a property record, the action gear menu shows a Brochure option. The generated PDF prints a single sheet with hero photo, name, address, property type, number, towers, floors, furnishing, facing, parking and total size, ready to share with a buyer.
Tenancy PDF Report
From the tenancy gear menu, Tenancy Details prints a multi-page PDF with property, tenant, dates, rent details, the full rent schedule with statuses, and a maintenance breakdown.
Tenancy Analysis
Reporting > Tenancy Analysis opens a chart and pivot view of the tenancy book. Measures and group-by controls let the team slice the data by tenant, property, month or amount.
Booking Analysis
Reporting > Booking Analysis charts every booking by contact, property or period so the team sees where the deals are coming from.
Due Rent Report
Reporting > Due Rent Report opens a wizard where the user picks a property type, start date and end date, then clicks Print PDF. The printed report groups unpaid rent by tenant with rent number, property, due date, amount and status.
Booking History Report
Reporting > Booking History opens a wizard with property type and date range. Print PDF generates a history list with booking number, property, date, booked by, contact, sell price, ask price and status.
Property Configuration
Property Configuration allows users to deeply customize their
portfolio items by attaching exhaustive specifications and media.
Systematically record rich property records including specific
connectivity highlights, multimedia tours, and precise floor plans
all in one unified location.

Property Catalogue
The Property menu opens a kanban with every published property. Each card shows photo, name, type, purpose, owner and price. Sidebars on the left filter by Owner, Tenant and Property Type (Commercial, Industrial, Land, Residential).
Parent Property Form
A property record carries name, parent property tag, tags, property type, construct year, age, owner, address, plus other details (residential/commercial type, tower, total tower, flat type, alarm, property number, floors, property per floor, facing and total size). The status ribbon shows Available, On Rent or Sold.
Generate Sub Properties
On a parent property, the Generate Sub Properties button creates one sub-property record per unit using total tower, number of floor and property per floor.
Property Brochure
The Brochure tab on the property lets you attach the marketing brochure (image plus details), which then prints from the Brochure action menu.
Property Documents
The Document tab holds every document tied to the property (agreements, floor surveys, certificates). Each line shows file name and size, and a separate Documents menu collects all property documents in one place.
Property Images
The Images tab holds the photo gallery for the property. The same photos surface on the public website tile and detail page.
Property Floor Plan
The Floor Plan tab attaches the architectural floor plan as an image, ready to print or share with prospects.
Area Measurement
The Area Measurement tab lists each section (kitchen, bedroom and so on) with length, width and height; the Carpet Area totals at the bottom automatically.
Property Amenities
The Amenities tab attaches reusable amenity tiles (24x7 Security, CCTV Surveillance, Fire Safety, Parking, 24x7 Water, 24x7 Power, Children Park) with icons that also display on the website detail page.
Nearby Connectivity
The Nearby Connectivity tab attaches landmarks (Bus Stop, Highway, Hospital, School and more), so customers see at a glance what is in walking distance of the property.
Click Generate Sub Properties
The Generate Sub Properties button at the top of the parent property creates one sub-property record for every unit defined by the tower configuration.
Sub-Properties Count & Chatter
A Property smart button at the top counts every generated sub-property (30 in this example), driven by Total Tower, No. of Floor and Property Per Floor. The chatter on the right logs every change for audit.
Sub-Property Record
Each generated sub-property (for example Navrang Flat T1 P1) inherits Property Type from the parent (Residential in this case), with its own address, owner, tenant, rent and deposit ready to fill.
Update Property Type in Bulk
Change the parent property's type (for example to Commercial) and click Update Property Type. Every sub-property under the parent picks up the new type in one go.

Configuration

metadata records such as distinct orientations, specific commercial
typologies, unique amenities, and critical land titling structures
adaptable to your portfolio rules.

- Dynamic definitions for various tags, property classifications, and diverse residential/commercial types.
- Detailed structural parameters modeling attributes like area scales, property facing, and parking spaces natively.
- Centralized repository to streamline uniform entry values like amenities and nearby points of connectivity for future inputs.
Settings
Configuration > Settings groups the global options in three sections: Agreement Expiry Reminder (advance and same-day mail), Rent Reminder (advance and same-day mail) and Maintenance Product.
Tags
Create reusable property tags (for example rentalproperty, sales, tenants) each with a colour so properties can be filtered visually.
Land Title
Maintain a Land Title catalogue (Joint Tenancy, Tenancy In Common, Partnership Owners, Community Property), each with its own code, for assignment on land properties.
Parking Space
Define parking-space options (for example Cars and Parking, DriveOnPark, Mile2Parking) to attach to each property profile.
Facing
Maintain the facing options (East, West, South, North) selectable on every property record.
Area Management
Catalogue the section types used in property area measurement (Bedroom, Living room, Balconies, Washingarea), each with a code.
Amenities
Build the amenity catalogue with name and icon (24x7 Security, CCTV Surveillance, Fire Safety, 24x7 Water, 24x7 Power, Gym, Children Park, Movie Theater). The same icons surface on the website detail page.
Nearby Connectivity
Maintain the catalogue of nearby landmark types (Airport, Bus Stop, Railway Station, Fuel Station, Hospital, School, Park, Restaurant) with icons that display on the website property page.
Type of Residential
Catalogue residential sub-types (Bungalow, Flat, Villa, Duplex) used on every residential property.
Type of Commercial
Catalogue commercial sub-types (Shop/Office, Hotel, Hospital) used on every commercial property.
Type of Industrial
Catalogue industrial sub-types (Workshop, Warehouse, Cold Storage) used on every industrial property.
City
Maintain the city list (Ahmedabad, Rajkot, Surat) so the website filter and back-office address fields pull from the same source.
Type of Flat
Catalogue flat configurations (1 BHK, 2 BHK, 3 BHK and more) so residential properties pick from a consistent list.
Rent Type
Define rent payment cycles (1 Monthly, 3 Monthly, 6 Monthly, 1 Yearly) each with a duration and interval, used when a tenancy generates its rent schedule.
Maintenance Type
Catalogue maintenance type names (Monthly Fixed, Re-Colour, Lift Service) used on tenancy maintenance lines.
Agreement Template
Save reusable agreement templates (Property Agreement, Legal Compliance Agreement, Rent Collection Agreement) so the Generate Rent Agreement wizard pre-fills the full body.
Tower
Define towers (A-block, B-block, C-block) with the number of floors each carries; the Generate Sub Properties feature uses this list to expand a parent property.
