Features Leases (baux) with tenant, property, deposit (depot de garantie), rent and recoverable charges (charges recuperables / provisions). Monthly rent call (appel de loyer) generation with rent + charges lines. Automatic rent receipt (quittance de loyer) once paid, and "recu" for a partial payment, per the loi du 6 juillet 1989. IRL indexation engine (revision IRL): seeded INSEE quarterly index table, legal cap formula new_rent = current_rent x (new_IRL / reference_IRL), rounded to the cent, with a one-year retroactivity guard. Annual charges regularisation (regularisation des charges): compares the provisions called during the year against the real expenses and produces the balance owed to or by the tenant. Deposit return tracking with deductions.
