Reclassifying a building from owner occupied PPE to investment property by hand means manual journals, broken depreciation, and audit headaches.
IAS 40 Investment Property Reclassification
What this module does
IAS 40 Investment Property Reclassification automates the transfer of a fixed asset from IAS 16 (Property, Plant and Equipment) to IAS 40 (Investment Property), straight from Odoo's native Modify Asset wizard. Pick a measurement model, choose the target accounts, and the module posts a balanced reclassification journal entry, pivots the asset onto the IAS 40 accounts, and keeps depreciation behaving correctly.
The original asset is never deleted. Past depreciation stays untouched on the IAS 16 accounts, the full event is logged in a reclassification history table, and a clean summary is posted to the asset chatter, so your audit trail stays intact for IFRS reporting and external auditors.
|
🏢
Cost Model
Shifts gross cost and accumulated depreciation to the IAS 40 accounts. Depreciation continues on the same schedule, on the new accounts. |
📈
Fair Value Model
Posts final depreciation to the transfer date, carries the asset at fair value, books surplus to OCI or deficit to profit and loss, then halts depreciation. |
🔐
Audit Trail Preserved
No asset is deleted or cancelled. A reclassification entry closes the IAS 16 accounts and every change is logged for a clean IFRS audit. |
|
🧩 Built Into Modify Asset
No new screens to learn. Reclassification lives inside the standard Modify Asset wizard your accountants already use. |
💰 Surplus to OCI, Deficit to P&L
Fair value above net book value posts a revaluation surplus to equity. Fair value below it expenses the deficit, exactly as IAS 40 requires. |
|
📜 Reclassification History Log
A dedicated history tab records the date, model, old and new accounts, and the journal entry for every reclassification. |
🛡 Past Depreciation Protected
Depreciation posted before the transfer date stays on the IAS 16 accounts. Only future depreciation moves to IAS 40. |
How it works
| 1 | Open a running asset and click Modify Depreciation to launch the wizard. |
| 2 | Choose IAS 40 Reclassification. The standard fields hide and the IAS 40 panel appears. |
| 3 | Pick the measurement model (Cost or Fair Value), the target accounts, and the journal. |
| 4 | For Fair Value, enter the fair value amount and the revaluation surplus or loss account. |
| 5 | Click Reclassify. The journal entry posts, the asset pivots to IAS 40, and the event is logged. |
